What Are REITs

REITs, or real estate investment trusts, are companies that own or finance income-producing real estate across a range of property sectors. These real estate companies have to meet a number of requirements to qualify as REITs (for example they have to distribute 90% of the income to investors). Most REITs trade on major stock exchanges, and they offer a number of benefits to investors like regular dividend payments. 

Benefits of REITs

Owning REITs is an easy way to own a piece of real estate, as you don’t need to worry about financing and management of the real estate, for example taking loans and finding tenants. You can purchase REITs for as low as a few hundred bucks, on the other hand, if you would like to invest in an actual house or office you will need a significant amount of money. In addition, it is very easy to buy and sell REITs (just a few clicks like buying and selling stocks), with no paperwork and no meetings with bankers and lawyers required like when you buy and sell an actual flat or office.

Types of REITs

There are a few types of REITs: One is retail REITs where the real estate companies own shopping malls. Another type is industry REITs where the companies own warehouses. There are also commercial REITs where they own office buildings, hospitality REITs where they own hotels and serviced apartments, and healthcare REITs where they own hospitals and nursing homes.

How to Evaluate REITs

There are a few key metrics that you can use to evaluate the health of REITs, and whether they are overvalued or undervalued. For example, DPU (distribution per unit) trend tells you how the REITs have been distributing dividends to investors. Property Yield (Net Property Income/Valuation) tells you how profitable the property is. PB Ratio (Price/Net Asset Value) tells you if the REITs’ prices are overvalued or undervalued compared to their paper values. The gearing Factor tells you the health of REITs’ debt leverage. If you do not want to spend too much time studying individual REITs, you can also buy REITs ETF which holds a list of different REITs companies.
